Houzz Tour: A Penthouse in Portland Gets an update Chic - Kim Hagstette Maven Interiors in Portland, Oregon, was designed not one, not two, but three houses for a couple who lived outside the city. So when it came to the design of an urban penthouse for the pair, who are new empty nesters, confidence built in the course of previous projects gave him the courage to use his creative license to go more modern. Using almost entirely local materials, it gave space once united a Portland-centric flavor.

When you hear the word "penthouse", you probably imagine a flashy top floor property with upscale amenities. The original house here was not so. "It was the show house, and it was built with very simple materials, said Hagstette. "There was a nice floor plan and a great view, but was otherwise pretty boring.

The renovation has given the penthouse all the drama the word evokes. The new ribbon fireplace has a bold black slate hearth and surrounded by an integrated seat with a padded back that stretches to the ceiling.

The plain old kitchen monochromatic published. The light wood has undergone UV damage from the sun streaming through the windows, cabinets had lightened in an irregular pattern.

New solid mahogany cabinets have a rich color and a UV finish. (Window motorized solar shields also help control it.) A work plan PentalQuartz a slight metallic flecks, taken by bow pendant light over the dining room.

the designer says this meager space, linked to the kitchen in the configuration, was originally a real head scratcher. "It was a bit strange, she said. "Not a small space, and has amazing views - the best in the house.

His solution: transform into a sexy leather lounge area plush sofas to relax and enjoy the view. Most mahogany paneling is behind the cabinets, but a sign hides the door to a small storage cupboard. (The ottoman positioned in front of it can easily be moved.) A swivel arm allows the TV to be turned over to the couch at the end of the room or the small table at the end of cooking.

the most surprising feature is on the back wall of the living room: a long synthetic fur strip, the kind the designer says is usually found on the Teddy bear. "I had the coved ceiling here to soften the space," she said. "I asked my upholsterer sewing channels in the fabric, and it works on the wall and on the ceiling.

The designer created the personalized pendant light with artisans and Made Esque Studio.

The new hall family has layers of color and textiles. The wall that holds the TV is covered with black fabric Moufelt measure.

The new room has enough character for an episode of Downton Abbey. The new home is surrounded by steel, softened by either side reflectors credenzas and silk wallpaper.

"We had the sheet hand patina to give it an almost satiny look, said Hagstette. These are the fine touches that makes this penthouse looks so sweet.
