Houzz Tour: A Georgian home late in London a contemporary angle - The owners of this house Georgian end, coupled with Blackheath, south-east London, originally planned to build an extension to the back but initial discussions with Nimtim Architects have sent them home on a travel dramatic renovation, but respectful, rather than the actual construction. "We identified that there was more than enough space in the house," said Tim O'Callaghan, director Nimtim. "It was just a matter of unlock.

"this project was to do more with less and changing only what needed to be changed," says O'Callaghan. Thus, the top floor was not affected and dining area, guest bedroom and the hallway was just redecorated.
"On the bottom floor it was more a matter of reduction really, he said. Here, two bedrooms were knocked together to create a corridor and that originally led to the house next door (the property was residence halls for Goldsmith College) has been removed. "There were doors to the outside already there," he added. "We SOURCED thin quality frameworks for storing the opening and make the most of the light coming.
Perhaps most striking is adding double height space, which is illuminated by a 6m high window. He cut a contemporary dash to the back of the house and works in harmony with the generous proportions and Georgian original features. "The owners wanted to keep the sense of history, as we also wanted to bring something new to the home they might not have considered, said O'Callaghan.
This has created an interesting dynamic between the owners and the architect. "This house was very much a co-creation with the owners, he said. "They were very intuitive and intelligent and, while they trust us, they felt able to add their ideas and question our own. This is the best type of project!

None of work on the house required planning Permission - it was done under permitted development. "This made the project happen faster," said O'Callaghan. "It was completed in just under a year from when we walked through the door and said hello.

a room at the back of the house on the upper ground floor part was sacrificed to create this new, the dual height space. 'You remove square feet, "said O'Callaghan,' but when you add all the space corridor that existed before the house was renovated, it would probably be the same as the room that we lost, so it compensates. Besides, in London, the area not only account; it is about making the house a bit special.
The owners chose the colors for the home. "They were really good at it, said O'Callaghan. At one point in the project I said, "We need to think about paint colors," and they said "! We did it" They had painted color charts and had planned it all in a very sophisticated way. We could have taken a more holistic approach, so they specifically thought about individual rooms.

the house contains mainly the existing furniture of the family, including the library, which O'Callaghan had built and painted. "It was not a project where money was no object, he said. "It will be nice to see this house in 10 years time. It is still evolving. "
The owners have invested in the transformation of the property, then decided to take their time to find new furniture. "They prefer to wait and get things gradually," O'Callaghan said , 'but part of that is nice about the house is that it is quite simple space, it allows the use of an eclectic mix of furniture. "

the kitchen has provoked much discussion on how best to design and style. "We suggested something dark wood, but the owners have held that it was not too contemporary, said O'Callaghan . "We ended up with a very nice area that is a bit of both. It is a good example of how our work dynamic has produced excellent results.

"We made the initial layout of the kitchen and how it works architecturally and introduced cuisine business owners Roundhouse, which developed the design in more detail, "said O'Callaghan. A mix of wenge wood and gray quartz was used on the island.

"When working with a building of this age, you have two possible approaches, said O'Callaghan. "One option is to try to make all the right wall, as if it has just been built, which costs! Or you can accept things as they are. OK, the walls are not straight, but you do new things operate against this backdrop. Such was the philosophy here. We said, fine, we will accept the house for what it is and try to keep her mind.
The floor panels are those of original pine, sanded back and colorful. "The owners had wanted to replace the entire floor, but we suggested simply sand the boards as a more cost effective solution," says O'Callaghan. "This means that you have this original character to come through, too.

When O'Callaghan initially proposed that window, he thought he might be made of two pieces of glass. "I do not think we could get a 6m-long piece, he said. "About a week before the deadline to ride, I asked the vendor how they were going to join. They said, "Oh no, it is in one piece" It was a nice surprise. "

"We had to put steel above the running arch to the outer wall, said O'Callaghan." He are other metallic structures in this area, too. The structure works hard enough, but it seems light and simple.

Creating double height space was more than just increase the light levels. "It was the idea of having a family space really well connected that wraps from the ground at the bottom right to higher ground floor, said O'Callaghan . Parents can cook while the kids are down play, but they can easily look over the glass to check on them, creating a greater sense of connection.
