Houzz Tour: A 1930 Cape Cod Cottage inspiration in Los Angeles - This home in Los Angeles attracted to its current owners of the curb. Both are from New England and fell in love with mature trees around the house before they even stepped inside. The architecture of the 1930s called for them too. "I knew with two small children, we would never be able to follow a modern and pristine look, says owner Holly Kretschmar, who was attracted by the style of the vintage home. The architecture reminded both of beachy, relaxed feel of the houses they were living in Cape Cod, Massachusetts, when they grew up.
However, the house was far from move-in ready, with a maze of small rooms, strange corridors and a large box 1970 over two floors. After meeting with the architect Jeff Troyer, the couple knew he was the one who understood their vision of updating the layout to something more open, without losing the integrity of the authentic 1930 home feel. The project's potential grabbed Jeff immediately as well. "I'm so excited about this project from the first meeting, he said. Work closely with Holly, he created a home that works in harmony with the life style of the family, while retaining the charm of the era in which it was built.

Having both grown up in New England, the owners were drawn to the types of homes they enjoyed spending summers in the Cape Cod. But the real tire with this charming house was the beautiful mature trees. "Basically, we have a ripe pear, elm, a Pittosporum and an avocado, Holly said. The big tree in the front on the right is a jacaranda, which has beautiful purple flowers.

ground floor, front: This is the plan of the ground floor showing the house before the renovation, with the entry at the top of the plan. As you can see, the rooms were cut and closed, and the corridors wasted much space. "It was a maze of small rooms and dark it was like navigate a maze," Jeff said. "There was also an addition in the 1980s [shown left on the plan] was just a big box. It was not really integrated with the rest of the house. "

gROUND fLOOR dE AFTER: in addition to eliminating the corridors and creating larger openings between rooms for a more open feeling, Jeff swapped the kitchen and dining room with the original master bedroom so he there was an easy flow between living room, dining room, kitchen and family room-cum-playroom.

This is the view from the foyer entrance hall to the dining room. This along the back area of the house used to be a hallway and a bathroom. Jeff original tongue and groove paneling imitated the house and roofed passage four feet deep between the lobby and the dining room in it. "The paneling gives the opening more of a presence and helps the transition from home to the dining room, he said.
The dining room is open to the kitchen on the right, and the living room on the left. While opening and reconfiguring the layout, Jeff was careful to conserve and reuse fixtures, door handles and other parts of the house to help keep its original spirit. They procured oak floors of another old house. "It was a laborious process, but one of the owners was set to have stories like those he had in the house where he grew up, said the architect. "He loved all the blisters and cuts, and we went through numerous samples of stains and texture.
I love to find pieces that have been around longer than us and it will be long after we 're gone, "says Holly. "Knowing that it was done slowly and carefully with a lot of work gives a sense of humility. She is ready to hunt for just the right piece for a space. It marked the classic oak dining table with legs base from the street where he had been left out for collection, and then found the top in a second hand store.

This is the view from the dining room into the kitchen. While the overall feel is modern, the arched opening, paneling, choice of furniture and small details like the hooks under the breakfast bar, keep the spirit of 1938 intact architecture.
Being so involved in the renovation meant Holly could really define his approach to design. "I discovered that I have a philosophy of giving our home a sense of soul. In each room, I tried to put something living, something old and something in hand, "she said. "I would see a plant or flowers in every room, as well as something that is older than me, and something that was hand made, even if it is a colorful doodle drawn by one of our boys .

Houx sought and looking for the right piece for the kitchen island, searching for something with the warmth and character that would also fit the space. She finally found this old school science lab table online and had shipped from Ohio. It finds all the furniture, and it has an incredible eye, Jeff said. "She is super organized and methodical, and has a knack for finding great pieces.
"It is the largest purchase sight-unseen I've ever done," says Holly. But oak and brass are the way to my heart; it was love at first sight. Her children also love, and have their own special drawers for their things. The surface shows another of the favorite things of the boys: their snail terrarium. How the design of the house would work for her children was always at the forefront of the minds of holly.

this high-breakfast area is just off the kitchen, and used to be one of the corridors which was removed during renovations. The tongue and groove is another great touch period. The sink kitchen is a find salvage yard. "You'd never know by looking at it, but the installation of the well was probably the most complex part of the entire project," says Jeff. "It was strange angles, the background was unfinished, and old wells are not as deep as today sinks and countertops standards." To reconcile this, he crossed the backsplash few inches below the window. This not only met the challenge to the sink in the right spot relative to the cabinet and the depth of the corresponding counter, but also provided a nice little shelf along the window.

the living room is on the opposite side of the dining room from the kitchen. The fireplace is original, as is the paneling behind it. Because of new wood stoves are no longer allowed in the area, Jeff did not touch. It breeds a comfortable seat window just after the fire in front of a bay window.
Jeff also broke the existing low ceiling attic space, raising the ceiling in a safe covering more white painted tongue and groove paneling, and reusing the original joists. "We thought painting the joists, but they had a great patina, and they had little notes the original writers had written about them even still intact, he said.
'The living room has a barn-like feeling. It seemed natural that we put a sheep here, "says Holly with a laugh, referring to the sheepskin throws in the seating area. The coffee table is another catchy song; it was designed by the collective carpentry Offerman Woodshop. Holly says she can not praise. "Their manager, Lee, is fantastic, and the whole crew are wonderfully passionate, talented people, she said. "Our table is a work of art we get to interact with every day - it is not sitting behind glass on the wall. I know that this will change over time, and I want to think how it will look when our kids are old enough to fight over who gets to take to college. "

The library originally had a much lower ceiling and a single library. Again, Jeff vaulted ceiling in the existing attic, and coated boards for tongue and groove which reflect the period. He also added the alder shelves all the way up to the top of the gable.
"The library feels like such a luxury; it humbles me, "says Holly. "Obviously, there is an incredible value in the books; we love them, we lugged across the country, and we want to convey this appreciation for the stories of old, printed along our son. "

This bathroom is adjacent to the kids' art room. "We wanted it to be nice enough to serve as a bedroom, but not too fussy powder, where children could clean the messy brushes," says Holly.

"This space used to be an old raw laundry room, "says Jeff. He now serves as casual entrance next to the garage. He was able to preserve the gate and the original window and added a spacious bench, shelves and hooks to keep busy family organized. The tongue and groove connects this space with the rest of the house.

in the bathroom downstairs, raw copper basin dictated part of the design. Holly believes it came from a train behind. Because it has three sides, Jeff had the custom vanity to fit, but he imitated some office style became vanity in the bathroom.

Another Niche comfortable advantage of the space is often wasted - the area under the stairs. This space is in the playroom-cum-art (labeled "children family room on the map). The shelves in the reading corner retire as a drawer to reveal more storage. The door to the left leads to a secret hiding place for children. The right door leads to the powder room.
I think all children gravitate toward smaller spaces, "says Holly. "We wanted to invite some areas the game, and balance the vaulted ceilings and larger scale other rooms.

FIRST fLOOR BEFORE: Previously, the only area of the floor was the addition of 1980 on the left side. Much of the renovation was expanding the upper floors of living space without changing the footprint of the house.

FIRST FLOOR AFTER: After jumping through the hoops of the city planning office, and worked with the order on a hill that allowed for up to an additional 500 square feet of living space, Jeff took the unused loft space and pressed into a 499 additional square feet of living space upstairs.

When owners first visited the house, they had to climb a ladder with torches to look that previously unfinished part of the attic. "He was full of crude insulation and cobwebs and was not structurally sound," says Holly. "It is the space that has transformed the most.
Jeff carved a new master suite of an unfinished part of the attic. He incorporated a tongue and groove-covered cozy area for reading, relaxing and getting a little work. "Owners do not want or need a main bathroom and large closets. They preferred to use the space for comfortable seating, "he said.

'have in -Self the powerful impact of the tongue and groove until it was installed. I'm so glad Jeff concentrated on the walls, "says Holly. "He adds a lot of character, depth and a sense of craftsmanship. It reminds us of homes on Cape Cod and keeps the room from feeling cavernous.

While owners did not care to have a large bathroom, they only want to incorporate an antique bath and separate shower. A sidelight redirected shares down light between vanity and shower unit. The counter is gray limestone and faucets are not lacquered brass.
A favorite of Holly elements in this room is the button on the shower door. "I could not find a shower door hardware that I liked. Most options were too modern in search of my aesthetic, "she said. As an alternative to what was available on the market, she used a vintage crystal handle. The contractor who supervised the renovation, Nate Stockmeir, is also a creative craftsman - and a passionate surfer. He drilled a hole in the glass and had the idea of inspiration for combination use neoprene to cushion the joint.

The boys room bathroom has a scribble pattern playful hand-painted on the floor tiles Ann Sacks. It was a great folly and another challenging part of the project, but the results are worth it. "You need every piece of a model before you order it, so you know exactly where all the scribbles go, Jeff said. "You only get one chance to get it!
