My Houzz: A barn Gets a Modern Makeover Country - It is said that good things come to those who wait. This was certainly the case for the designer and architectural builder Tim Franklin. After watching a nearby farm for many years, he finally arrived on the market. "I always wanted to design a non-typical barn, he said. I jumped on it when it became available.
Aware of design challenges inherent, Franklin decided to create a home that paid homage to the original purpose of the building still standing firmly in the 21st century. Examining in depth ways to recycle the parts of the existing structure using materials and environmental utilities advanced, he created a perfect union of the past, present and future.

Franklin kept as many original layout of the barn that possible, that saved construction costs and also helped to maintain the integrity of the 204-year-old structure. Rather than completely reconfigure the interiors, he worked within them and has chosen materials as steel guardrails to highlight and define each zone.

Although in its massive footprint, the stairs retains the feeling of outdoor home without compromising strength. Devoid of support positions and framework, stairs appear to float. "The combination of stringers and steel rails and steps hardwood, created enough force to each set of stairs to be literally anchored by four bolts, said Franklin.

Franklin discovered belly stove buried in pieces around the property. The pieces were covered with mud, but Franklin renovated each piece and reassembled the stove for a beautiful reminder of the history of the house. the assembly area was once the main entrance to the barn and is the main connection between the kitchen and the four season porch. large-scale glass doors and mullioned windows mark the transition with a nod to the history of the barn, while offering breathtaking views almost to the room beyond.

Franklin added the four seasons sunroom at the back of the barn, making it the only part of the house is new construction. "The design was intended to have a completely different atmosphere but still works in harmony with the original structure, he said.

The loft entertainment seems to hover over the living space below. Franklin took the hay existing track in the ceiling to conceal the wiring needed to operate the fan and lights. To preserve the quality of the ceiling, it exceeded the original lath with PIS 6 inches.

The main bedroom features vaulted ceilings and a large arched window. The original slats in the ceiling contrasts the white elements, while a skylight provides an open feeling. The scale was also a piece of the original barn. It is an interesting sculptural element, because it reflects the stairs in the house.

The tub is tucked away in the attic for a comfortable feel. The walls of white tile and bath accentuate the richness of the original wooden rafters and keep the space from feeling dark or cluttered. Franklin placed a large mirror on the deck of the tub to double the amount of light in the space of the net.

Franklin chose a dark charcoal gray for the exterior of the barn. A joint standing metal roof adds to the simplicity of the design while respecting the roots of the utility structure. Part of the goal of the overall design of the owner called to recycle and reuse as much of the original documents of the barn as possible. He performed this out by creating stone barn planters left over from the renovation.

This is the rear elevation of the house today, with the added porch and patio. Although neat and put together, the landscaping was designed to be what Franklin called 'managed wilderness' - maintained but not controlled. This was achieved by creating perennial beds that are informal in nature and left to grow together as they will.

"All we made this barn has been difficult, because the structure is out of plumb, "said Franklin, seen here. "My many frustrating moments were erased after the first night, I slept there and woke up to a great new space.
