Houzz Tour: Innovative Small living space on Scottish Farmland - Brockloch The Bothy, a beautiful off-grid, small-scale home perched in a corner of a field in Dumfries and Galloway, was almost a caravan. Julie, the owner of the sheep farm, approached me about putting a static caravan on land, "says Sam Booth designer Echo Living. Julie and her husband, George, was hoping the rent as a holiday home to boost farm income but Sam had other ideas. "The site is very beautiful," he said, and it would have been too horrible to put a static there. So I offered to construct a building instead, for about the same price as a caravan.
He was lucky to Sam to develop his idea for a small-scale home and Brockloch became the prototype for unique buildings as it and his team now, each manufactured with fine woodwork and durable materials and cost around £ 60,000.
The bothy is the legal definition of a static caravan, which includes size restrictions, and r equired a different planning permission level a conventional home. "It must be technically possible to remove it, Sam said, and we had to be able to raise the site in more than two pieces. But that is where the similarities end between a static and Brockloch.
The cottage is a shining example of ecofriendly design, self-sufficient. Operating entirely off-grid, with solar panels and huge amounts of insulation its secret weapons, it is a light, warm space, beautifully designed to make the most of the minimum area.
The house was built off-site and fell into place. "He arrived on site 99% complete, Sam said, then took about two days to set up. Now, this bright, inviting space is a successful holiday let, and Sam working on a tree house, also on earth, aided by his team of local craftsmen.

roof was partly inspired by skylights in static caravans, but brings many benefits to home ownership. "This means that we can fit solar panels to it, pointing in the right direction to get the most sun," Sam said. He also gives the small interior of a sense of height and space. "A flat roof would have felt oppressive, Sam said.

Positioned in all key areas, skylights also help boost light levels. "They work like big blind, Sam said, focusing the light into the space below.

A band storage is located in the center of the building, with visible bolts on the white wall here stretching across the room to the other side.
Sam has created a single design to the kitchen. 'In a static caravan, the design was all about building in the storage and hiding things away, but that is the wrong approach, he said. "In a small space, freestanding pieces that look around them and the ground under visible, helps the space feel bigger."
The refrigerator, oven and work plan are included in the one unit. "It feels more like a beautiful piece of furniture with a fitted, Sam said.

internal walls are made with spruce ply, but to avoid the feeling of space too "woody" Sam has painted some of its sections. "We used Earthborn paintings, which are breathable, Sam said. 'You can use the paint as a wash to produce a light color with a lot of wood grain showing through, or layer to the up to a denser effect. The rubber flooring is Dalsouple.

open shelves also helps to keep the feeling of airspace kitchen. "Rather than hide everything, the idea was to buy some really nice things and store them on shelves, Sam said." They are part of the decoration. "The work plan is made from oak blades an oiled finish, cut to completely wrap the unit.

Owner Julie selected the furniture to the bothy, picking simple designs, classics that complement the light, open space. This table circular Ikea Docksta made effective use of the space, too, from one corner to four area without taking too much ground and with one leg, central.

'it's tiny, but it works, says Sam of the bathroom. There is a shower and a window here, too, to help the space feel bigger. "Back-to-wall toilet takes up less space, says Sam, and then we used the old trick of sticking a large mirror here, too!
