Houzz Tour: A Victorian home is Brought Up To Date with sensitivity - One of the oldest suburbs of Melbourne, downtown Melbourne, is rich in history, with many terraces Victorian important. This one is no exception and this wonderful renovation has brought some interesting challenges for Nic Owen Architects . With 1877 building under heritage overlay reserve, as well as being on the Victorian registry, any renovation could not exceed the existing limits, unchanged on the outside or the footprint allowed. So this renovation took place only inside except for shelter, built-in barbecue and rejuvenating the outside. As summarized by architect Nic Owen "The renovation offers a sympathetic response to a historically significant remains of the city center.

The exterior was painted several times over the years. The team has rejuvenated the front of the house, with an applied make delicate, chosen in consultation with an advisor and heritage conservation applied by a specialized contractor.
The properties on this street are on the Victorian register for a number of reasons: it is a beautiful street, people of historical interest have lived here, and most of the houses are excellent examples of high Victorian architecture of its time, says Owen

owners "brief to the architects was to make the most appropriate Victorian terrace for open and relaxed family life, with more usable space in existing walls. previous renovations had closed the house, with small internal rooms in the back. It now opens to a dining room, a kitchen and an informal lounge.
The architects have created a sense of space here with the clever use of mirrors. It may not be immediately apparent, but looking closely at this photo, you will see that the dining room table is set against a large mirror that reaches to the ceiling, providing light and illusion of space in this very narrow field.

the front of the ground floor retains original features. "It is a fairly traditional approach, we take what we like to respect and preserve the historical aspects of the house as it is, which is usually the front of the house," said Owen.
"The couple in front rooms were beautiful and very grand in scale and proportion, so we embraced it. Moreover, customers had bought beautiful furniture to go with it. But the back of the house had been modernized over time.

here, as you enter through the front door, you can see the original part of the house on the right. This is the more formal dining room and, beyond, in the corridor, is the informal dining room known as the dining room. "

Zone at the rear of the house had previously been "modernized" with small spaces and interior walls; This was solved by removing walls.
The Plan of the ground floor shows how the long and narrow spaces configure backward (the entrance is to the right of the diagram). "Spaces felt small and pokey, said Owen. "It did not work for family life.

The result is a light, bright and spacious informal lounge. They restored pine floors Baltic origin, whose existence was entirely a fluke, according to Owen, in that they were particularly heavy: Almost 40mm, which is very unusual for floor and they are found to be very beautiful.

to complete the original floor covering, Owen chose hoop pine plywood (Queensland) for carpentry around the house. It is a product of architects like to work with many of their projects and here he offers a simple and beautiful palette to simplify visually home and focus on some materials, "says Owen.

"When we had a consultation meeting with Heritage Victoria, we quickly learned that they were very strict about what you can and could not do," said Owen. "One of the only external things that we did was horizontal window in the kitchen.
Initially, Heritage Victoria had not been keen on it, "but the window that forms a backsplash in the kitchen, can not be seen from the own yard of the house, he was allowed to cross. Owen believed that this would clemency arose after a temporary ladder attached to the building was confused by Heritage Victoria for a window to go all the way up the building. "They were so shocked and relieved that the small window did not seem so bad and it was through us, he said.

the client decided to keep the exposed brick walls. They complement perfectly with the brick wall that you can see through the glass doors.

Moving to the first floor, there is a large master bedroom. As with many period houses, these rooms do not have en suites and walk-in wardrobes, even if that's what the owners wanted. The architects have found the perfect solution, leaving all future owners to return to the original if desired. This solution came in the form of a plated-cons pod that contains the room.
"The basket containing en suite and wardrobe is a rectangular cube floating in the historic environment," says Owen. "The pod demonstrates a deliberate attempt to respect the past while offering a new approach to design.

'It is separate from the great room. It's almost like a little furniture; it is constructed, but it is reversible, said Owen. 'You could go out and have the old back room full size. So that's how we treated from a historical point of view.

the structure of the nacelle is one of the things Owen prefer this renovation.
"Every project we do, we find that there is something that we would like that the customer is not quite sure; they must take a leap of faith and there is a bit of a risk element for them, he said.
"We found that in this project, it was this pod member. We usually find these are the things a client is nervous about what are the best things.

This view of the nacelle en-suite shows the useful storage space it provides.
basically what we have done is create a lot of woodwork throughout the house and woodworking bits, which we see as small pieces of architecture in their own right, break spaces, said Owen. They define the spaces they create almost any space inside the existing shell, as we could not do much outside the home.

The other three bedrooms - children's rooms - were built, each with a wardrobe, a desk study and custom shelves. Each room equipped with a device designed with the child, allowing smaller customers to customize their bedroom, Owen said.

Room family ground floor empties into a backyard. 'All this was existing rear facade except for the large sliding doors that get that inside-outside workflow, Owen said.
The Juliette balconies on the ground floor, a useful function, are not original, but an earlier bill that would not be allowed today. This is the only house in the street with this feature to neglect their court. In this renovation, they have simply been rejuvenated and painted.
